Sellers

Selling your home can be one of the most exciting, but at the same time very challenging experiences of your life. My objective is to make the process of selling your home a pleasant experience, to help maximize your selling profit, and minimize time on the market. I’ll use every source available to attract buyers to your house including custom designed brochures, signage, open house, extensive internet and social media marketing.

Steps to Selling your Home

1. Why do you want to sell?

Before you start anything, it’s a good idea to sit down and clarify your decision, and set up a basic time frame for the selling process. Why do you want to sell your home, do you plan on moving to another neighborhood, school district, city or state, are you downsizing, do you need a larger house? Being clear about your decision for selling will make easier for me to determine the best option for your specified real estate goals.

2. Find a Realtor®

Selling a home can be quite a challenging and adventurous journey. You need an experienced Real Estate Professional to lead you to your ultimate goal. An experienced real estate agent works hard to assist you through the entire process of selling home, starting with the preparing your home for the listing and continuing through closing – and beyond!

3. Set the list price for your home

The most important step in selling your property is pricing it correctly. The overpriced homes take longer to sell, so it’s very important that your initial price matches market expectation. I’ll provide you a CMA-Comparative Market Analysis. A CMA is a report which provides a data comparing your property to similar properties in the market place.

4. Prepare your home

The first impression is very important! It’s necessary to declutter and clean up your home, so that your house makes a great first impression. Buyers can be put off by strong smells, clutter and ostentatious decorating. I walk through your home to help you identify and prioritize home repairs and improvements that provide the best return on your investment. I will connect you with reputable contractors who can get the job done, and if necessary, I can help you stage your home to make every room look its best.

5. Market your house

Your listing will get the best exposure and reaches the right buyer-whether they’re out of state, city, or just around the corner. I’ll use every source available to attract buyers to your house including custom designed brochures, signage, open house, extensive internet and social media marketing. I’ll do everything in my power to get your home in front of as many buyers as possible.

6. Receive an offer

When you receive an offer, or multiple offers, having an agent with a proven track record of bringing buyers and sellers together can make a huge impact on your final sales price. It’s the start of a whole new phase, one full of paperwork and negotiations. I’ll immediately check to make sure the potential buyers are qualified to purchase a home at your asking price.

7. Negotiate to sell

This step can take hours or days to complete depending on the strength of the contract and the desires of each party. Most offers require some amount of negotiation to come to a win-win agreement. I’m a skilled negotiator who can help you get to the highest price a potential buyer is willing to pay, with the best terms, shortest contingencies, fewest repairs and lowest seller closing costs.

8. Closing

The closing is the final step in what can be a long and challenging journey. At this point, paperwork is signed to legally transfer the ownership of the home being sold to the contracted buyers. I will be present at the closing to answer any remaining questions. Once the buyer’s funding goes through, ownership officially changes hands.

These 8 steps are just milestones in a much larger and complex transaction. You need to have a right realtor to guide you through every step of the transaction. Let me help you to be your guide, and I’ll sell your home fast for the best price!
